What it costs

Every fee is per property and per report. Nothing is charged by the hour or by the day. The range is set by the size of the property, and the figure is fixed and confirmed in writing before I attend — so what you are quoted is what you pay.

Lettings and housing stock

Two columns because there are two markets. The agency and portfolio rate is for letting agents, housing providers and landlords instructing across a portfolio, with volume terms above six instructions a month. The direct rate is for a single privately let property. Mid-term and periodic visits are already priced at the floor and are not discounted further.

No call-out charge and no travel charge inside the coverage area. A minimum instruction value of £75 applies to a single property, waived where two or more are inspected on the same visit. Stock condition surveys are commissioned across a portfolio, so there is no single-property rate. Passive fire compliance is not priced here — it is not offered until the qualification is held.

I inspect. I don't install, treat or remediate.

A firm that inspects and also carries out the remedial work has an interest in what the report says. An installer photographing his own work only ever photographs what suits him. This practice has no installation arm and no remedial supply chain, so there is nothing to upsell and no stake in the outcome. The finding is the product.
