Change of use applications, planning submissions, lettings and rating all turn on floor area, and on which basis of measurement was used. A figure quoted on the wrong basis is not a small error.
Measurement is carried out on site with laser distance equipment, recorded room by room and issued with a scaled sketch plan and a schedule of areas, stating clearly which basis each figure is given on.
A firm that inspects and also carries out the remedial work has an interest in what the report says. An installer photographing his own work only ever photographs what suits him. This practice has no installation arm and no remedial supply chain, so there is nothing to upsell and no stake in the outcome. The finding is the product.
Measurement is reported against the Code of Measuring Practice definitions. Where a client requires IPMS certification by an RICS member, that is stated up front rather than worked around.
