Why independent matters

I inspect. I don’t install, treat or remediate.

A firm that inspects and also carries out the remedial work has an interest in what the report says. An installer photographing his own work only ever photographs what suits him. This practice has no installation arm and no remedial supply chain, so there is nothing to upsell and no stake in the outcome. The finding is the product.

How it works

Three steps, and you know the cost before I set off.

No booking system and no call centre. You speak to the person who will be doing the inspection.

STEP 01

Tell me the property

Address, property type, bedrooms, and what you need looking at. I price it against the property and give you a date. Fixed per report — it doesn’t go up because the job took longer than expected.

STEP 02

I inspect it properly

Room by room, inside and out, against the standard that actually applies — the Building Regulations, the warranty provider’s requirements, your own lettable standard, or the specification on the drawings.

STEP 03

You get the report

Within 24 to 48 hours. Every item photographed, numbered and located precisely enough for a site manager or a trade to find it again without you standing next to him.

The report is the product, so it is built to be used — forwarded to a developer, issued to a trade, or put in front of an adjudicator.

What does it cost?
Every price is published — the full rate card is on the What I Inspect page, both the retail lines and the agency and portfolio rates. The range within each line is set by the size of the property. Tell me the address, the property type and the number of bedrooms and you will have the exact figure the same day, fixed in writing before I attend. Fixed per report — it does not go up because the inspection took longer than expected.
Why use one inspector for everything?
Because the alternative is four suppliers, four standards of report and four invoices. The same person who inspected the void does the check-out, the snagging and the hazard survey, so nothing falls between two contractors and there is one number to ring when something is wrong.
When should a new-build snagging inspection be done?
Before legal completion if you possibly can, because that is when you hold the strongest position. If you have already moved in it is still worth doing — the builder remains responsible for defects in workmanship and materials for the first two years.
Do you carry out full HHSRS assessments?
Not currently. I carry out preliminary property safety assessments against the published baseline indicators, which the Government’s guidance states can be used by those who have not yet completed formal HHSRS training. A full scored assessment requires a trained assessor and is a separate exercise.
Is this the same as a mortgage survey?
No. A mortgage valuation is produced for the lender and tells you what the property is worth to them. A condition inspection is produced for you and tells you what condition the building is in and what you are taking on.
What if you find something you can’t diagnose?
The report says so, states what further investigation would settle it, and refers it on. That is more useful than a confident guess, and considerably safer for both of us.
Do you charge for travel?
Not within Hull, the East Riding, the Humber and northern Lincolnshire. No call-out charge and no minimum. Work further afield is quoted individually.
