An independent, room-by-room inspection of your new home before you complete — or while the developer is still obliged to put things right.
A snagging inspection is a systematic walk of the whole property against the standards the builder is already signed up to: the New Homes Quality Code, the warranty provider's technical requirements, the Building Regulations and the relevant British Standards. Not a matter of opinion, and not a wish list.
Every defect is located precisely enough for a site manager to find it again without you standing next to him — room, elevation, and a numbered photograph — and grouped by trade so the work can be issued straight to the people who have to do it.
A firm that inspects and also carries out the remedial work has an interest in what the report says. An installer photographing his own work only ever photographs what suits him. This practice has no installation arm and no remedial supply chain, so there is nothing to upsell and no stake in the outcome. The finding is the product.
Best carried out before legal completion, when you still hold the strongest position. If you have already moved in, it is still worth doing inside the first two years while the builder remains responsible.
The last point at which your developer is obliged to fix defects under the initial warranty period. Most people let it pass without using it.
