A condition inspection records the state of the building and its parts, what has caused the defects found, and what needs doing about them — in priority order, and in plain English.
This is a construction inspection, not a valuation and not a mortgage report. It does not tell you what the property is worth. It tells you what condition it is in and what you are taking on, which is usually the question people actually have.
A firm that inspects and also carries out the remedial work has an interest in what the report says. An installer photographing his own work only ever photographs what suits him. This practice has no installation arm and no remedial supply chain, so there is nothing to upsell and no stake in the outcome. The finding is the product.
Where a defect could have more than one cause, the report says so and sets out what further investigation would tell them apart, rather than picking the most alarming explanation.
