A deposit dispute is decided on evidence. An adjudicator compares the condition recorded at the start of the tenancy with the condition recorded at the end, and where the two are not written to the same standard, the landlord loses. Reports produced in-house by the party with an interest in the outcome carry less weight than reports produced by someone with none.
Check-in and check-out are worded the same way at both ends, so items line up line for line and the comparison is straightforward to read.
A firm that inspects and also carries out the remedial work has an interest in what the report says. An installer photographing his own work only ever photographs what suits him. This practice has no installation arm and no remedial supply chain, so there is nothing to upsell and no stake in the outcome. The finding is the product.
